LL11 / FISP · Facade restoration · NYC

The AI co-PM for NYC facade jobs.

Upload the architect's plan set. Laboro lays out the scope, the permits and every special inspection, builds the building in 3D on its own, and keeps the job moving week to week.

Built for NYC jobs
  • NYC DOB NOW
  • LL11 / FISP
  • Special inspections · BC 1705
  • Site safety · BC 3310
  • NYC Building Code 2022

01 · Reads the plan set

Upload the plan set. Get the job laid out.

Upload the architect's PDF and Laboro pulls out what the PM needs from it — and every item points to the sheet it came from, like TR1 on G-002.

  • Scope of work and quantities
  • The sheets in the set
  • Statement of Special Inspections and the submittal log
  • Protection and site-safety items
  • RFI questions — what the plans leave open

02 · Compliance, top to bottom

Every permit and every inspection, before anyone asks.

Laboro lists the permits the job needs and every special inspection — by code and on the plans — in the order they come up.

Required permits it checks
  • Sidewalk shed
  • Supported scaffolding
  • DOT permit
  • Asbestos / lead · ACP-5 / ACP-7
  • Occupant / tenant protection
  • Site safety · BC 3310
  • Landmarks · LPC
  • Roof & overhead protection
  • Special inspections by code (BC 1705.x) and on the plans, each with a pre-inspection checklist and a place to upload the report
  • The inspection sequence, in order
  • Submittals and materials
  • Live DOB NOW permits and DOB/ECB violations for each BIN
  • Building Watch, to keep an eye on the building
Inspections · by code and on the plans

03 · 3D lookahead

The building in 3D. The next two weeks on top of it.

Laboro builds the building — and the ones around it — in 3D on its own, at their real height. Then you plan the work right on it.

Build from the drawingsNo AI · no credit

Reads the architect's elevations at true scale — windows, doors, storefronts, floor levels, bands, cornice and materials.

Zones · drops S1–S2 painted floor by floor
Model · drops per facade, floors and the shed by code

Built for you

  • Your building in 3D on its own — nothing to model
  • The buildings around it, at their real height

On the job

  • Drops on every facade, drawn freely — across setbacks too
  • Zones painted floor by floor
  • Sidewalk shed sized by code — BC 3307.6.3: frontage + 5 ft each end
  • Controlled access zone, overhead protection and roof protection
  • A two-week lookahead schedule
  • Changes from two screens, merged

04 · Several buildings, one job

Several buildings on one contract. One 3D.

When one contract covers several buildings, they share one 3D and you run them as one job.

  • Each building keeps its own floors
  • Drops numbered straight through, building to building
  • Party walls left out — no drops where buildings touch
  • Other structures on the same tax lot — a podium, a plaza, a low-rise — added as part of the building

05 · Facade inspection tool

The engineer's tags. A field page for every drop.

Bring in the engineer's drawings with their tags. Every drop gets its own field page for the initial and the final inspection.

  • Marks and quantities on the engineer's drawing
  • Photos for each drop
  • The engineer's and the foreman's signatures
  • A link for the foreman

06 · Estimate & bid

An estimate with what a takeoff leaves out.

Takeoff to estimate, built from the plans — with the compliance a generic takeoff misses: mockups, inspections, the shed.

  • General conditions, mobilization/access, insurance and profit
  • Measure SF and LF right on the PDF
  • Price an architect's bid form from your price book
  • Share it as a PDF

07 · Field & record

Run it every week. Keep the record straight.

The weekly side of the job lives in the same place as the plans and the 3D.

  • Weekly inspection log

Each week's inspection, logged with the job.

  • Engineer field reports

Upload the report and get the action items by party.

  • Project record

Change orders and requisitions in one place.

  • Notes & decisions

What was agreed stays on record, with the job.

  • Owner linkRead-only

The owner opens a link and sees progress, inspections and the 3D.

Who does what

Runs the PM's work, not the engineer's.

Made by a NYC facade contractor, for construction PMs.

TR1 and TR8 are sealed by the RDP. Laboro does the PM's side:

  1. Coordinate the inspection
  2. Get the work ready to pass
  3. Hand the engineer an inspection-ready package

How it works

From an address to a running job.

  1. Start with an address or the plan PDF

Type the building's address, or upload the architect's plan set.

  2. Laboro builds the job

Scope, compliance, 3D and estimate — all editable.

  3. Run it every week

Lookahead, inspections, field pages and the owner link.

FAQ

Questions PMs ask.

Does Laboro replace the RDP or the engineer?

No. TR1 and TR8 are sealed by the RDP. Laboro runs the PM's side: it coordinates the inspection, gets the work ready to pass and hands the engineer an inspection-ready package.

How exact is the 3D?

Laboro builds it on its own and it comes out close to the real building — good to plan drops, zones and protection, not a construction drawing. For an exact facade, “Build from the drawings” reads the architect's elevations at true scale. No AI, no credit.

Which devices does it run on?

iPhone, iPad and the web, with the same account on all of them.

What does the owner see?

A read-only link with the job's progress, its inspections and the 3D.

What costs credits?

Only the AI reading a document: a plan set, a drop / logistic plan, facade photos, an engineer's field report, a TWLA or a bid form. Credits come in packs of 10, 50 or 200 in the app. Building the 3D, “Build from the drawings” and everything else are included.
